Is the inspector a registered builder?
All our inspectors are registered builders and fully trained timber pest inspectors.
When do I need to pay my invoice?
We ask that all invoices are paid up front, prior to the inspection being carried out.
Can I have my inspector's phone number?
You can find it on the second page of your inspection report.
When will I get my report?
Reports are sent at the end of the day, on the same day as the inspection. If you have requested a pool inspection, this report will be available the day following the inspection.
How will I know when the inspection/s will be done?
We will send you an SMS to confirm the inspection/s are booked in with the agent.
When should I book?
We are generally booking out 5 to 7 days in advance. We encourage you to book as soon as possible for all Pre-Purchase Inspections. These tend to have a very short deadline. For other inspections you may have more flexibility in your inspection date.
Do you check the electrical wiring?
No, we are not licensed electricians. A technical electrical inspection of wiring, meter box and associated technical elements is not included and needs to be conducted by a licensed electrician.
Does the Electrical, Plumbing and Gas Inspection certify compliance?
No, we are not licensed electricians or plumbers. Our Electrical, Plumbing and Gas inspection checks fixtures and fitting working order only. We inspect the working order of items such as water flow from taps, speed of drainage, testing of power points and all fixed appliances.
A technical electrical inspection of wiring, meter box and associated technical elements is not included and needs to be conducted by a licensed electrician.
A compliance inspection of technical aspects of plumbing and gas, such as water supply, drainage and gas pipelines, is not included and needs to be conducted by a licensed plumber and gas fitter.
Do you inspect the roof void?
Yes, but there may have been limitations. You will sometimes come across restricted access within your prepurchase report. This generally means there were areas within the roof space that the inspector couldn’t get to. Due to the limited physical space and inherent nature of roof void and sub-floor areas, these areas can be subject to some form of limitation or access issue.
If Restricted Access is listed on your report, it is important to understand that it does not necessarily mean there is or isn’t an issue with that area. What it does translate to is that the inspector has made a reasonable visual assessment of that area within the limitations identified.
If No Access is listed on your report, then the area was not inspected. The Inspector may recommend access is gained and an additional inspection is required.
Can I speak to the inspector?
The inspector will call you at the end of the day once the inspection is complete and they have sent the report/s. Their mobile number will also be on Page 2 of the reports.
Who does the pool inspections?
We have a pool professional who does the pool inspections. The pool reports are available the day following the inspection.
As I don’t own the house yet and don’t have keys, how will you get access to the house?
We will contact the real estate agent to arrange access, and they will let us know how to get into the house on the day. Once this has been confirmed with the real estate agent, we’ll send you an SMS to let you know the inspection is confirmed.
What is a Construction Progress Inspection or Staged Inspection?
An inspection held at the critical stages of your construction process. Inspectors review your build and report back to you on any areas of concern. You can then address them with your builder before you move on to the next stage.
Your building project is generally set up in 4 – 7 different stages which we inspect. For a single storey – slab, plate height, roof frame and practical completion inspections. With a second storey add suspended slab and an additional plate height and roof frame before practical completion Inspection (PCI).
At what point do I need to book a Construction Progress Inspection?
Construction Progress Inspections are completed at milestone stages of your build. These include slab, plate height, roof frame and PCI (Practical Completion Inspection). For additional storeys you can add in suspended slab and an additional plate height and roof frame before practical completion (PC).
Your builder should make you aware of these milestones as they are generally connected to payments. We would encourage you to keep in contact with you builder’s representative to ensure no stage is missed.
We generally book out 7 to 10 days in advance for construction progress inspections so give us a much notice as possible when your build is ready.
