Background

In 2020 we completed a Condition Report and 10 Year Maintenance Plan for a large 2 year old scheme in Claremont. When reviewing the reports we noticed the forecast was very high at the front end for such a new build. Further interrogation and research was required.

Service

Through the condition inspection we assessed both towers for items requiring maintenance, repair, renewal, or replacement (other than of a routine nature). These items were imported into the 10 year plan for the Council of Owners review.

On presentation, our inspectors pointed out the anomaly in the front end forecasting. A new build of this age would still be covered under the builders defect liability period.

A separate document was then required outlining defects requiring attention from the builder. We noted over $60K of works which could be omitted from the forecasting document, making it far more attractive to the COO.

Result

The builder was provided with the document and attended to all items in a very timely manner.

We see you have added an Electrical, Plumbing and Gas inspection (EPG) with a Pre-Settlement inspection. 

Please note these are very similar inspections, just performed at different times. The EPG occurs during your pre-purchase inspection, while the Pre-Settlement occurs 5-7 days before settlement.
